Thanks for sharing your story with us Boyan. So, let’s start at the beginning and we can move on from there.
My parents were immigrants from Europe and landed in Los Angeles in the 1960’s, and began their life as engineers in the US and quickly shifted towards owning rental units. I was brought up in the business without much choice in my adolescent years. From a young age, I was helping manage various aspects of their income properties in El Segundo, California.
I started a specialty construction company which focused on the building envelope (roofing and waterproofing) in my 20’s as a result of necessity and then wound that down after 13 years and moved to DFW in 2007; I saw a great opportunity in the Real Estate market, specifically in multifamily investment sales. I drove every weekend data-basing properties, while during the week I’d call those owners and set up face-to-face meetings so I could learn from them and understand the various business models and approach methods investors navigated ultimately chasing the same goal – creating wealth through passive income. Even through the downturn cycle of 2008, I dug my heels in, focused on the blocking and tackling, and quickly learned that this was a long-road of building relationships that was best suited with a team approach.
Today, we have a team of 12 brokers and support members in our Dallas and Fort Worth offices and we’ve built out our practice groups into three core buckets. Multifamily investment sales, debt and structured financing, and a retail/shopping center investment sales team. Our goal is to serve our clients to the highest level possible as counselors vs. transactional brokers and our greatest compliment is repeat business.
We’re always bombarded by how great it is to pursue your passion, etc – but we’ve spoken with enough people to know that it’s not always easy. Overall, would you say things have been easy for you?
Building and maintaining our database was one of the greatest challenges and successes at the same time. Since Texas is a non-disclosure state, the challenge of finding true owners is a daunting task and tracking 300-400 transactions annually in our market is a full-time job. The second biggest obstacle is recruiting and retaining strong talent in this high risk, high reward game. A wise man once shared with me that we must give before we can receive and that’s a repeating cycle that not many people understand.
