Meet Will Bruner of Bruner Real Estate Services

Today we’d like to introduce you to Will Bruner.

Will, before we jump into specific questions about the business, why don’t you give us some details about you and your story.
Almost as soon as I began practicing real estate in 2014, my goal was to become a broker one day and bring together a team of agents. I became a licensed agent during college and worked part-time doing student leasing. I loved helping people find just the right place to call home. After graduating, I worked for a great boss and mentor, Tim Fleet, who allowed me to pursue my goal of becoming a broker. Bruner Real Estate Services launched in early 2019 after I gained my broker’s license.

My first agents, Spencer Parchman and William Hendricks joined soon after that. I paid for all the startup expenses from my savings. Luckily we had a few deals lined up right after we launched, which provided a sufficient budget to start seriously marketing the business. We exceeded our sales goals for the first year, and are still growing—we expect to add at least two more agents, Scott Boyd and Hunter Vick, in the first quarter of 2020. Having agents that trust me enough to join Bruner Real Estate Services is probably the thing I am most proud of throughout this process. My goal moving forward is to make sure the business is successful, not necessarily for me, but to make sure that all my agents are taken care of.

We’re always bombarded by how great it is to pursue your passion, etc – but we’ve spoken with enough people to know that it’s not always easy. Overall, would you say things have been easy for you?
Texas Real Estate law requires a minimum of four years of practicing real estate before you can become a broker and run a brokerage—I’d say one the hardest things was just to remain focused on my goal during that period. It involved a lot of lease transactions between Fort Worth and Austin that required a lot of work and hours of driving. Running a brokerage involves many different aspects such as client satisfaction, market trends, and staying on top of changes to real estate legislation.

Being responsible for all aspects of the business is challenging and I am grateful for the team of agents and vendors I have that provide support and are key to the success of Bruner Real Estate Services. Every real estate transaction has its own unique set of issues and while it can be stressful that is part of the challenge and why I love real estate. There are a lot of moving parts in every transaction that the buyer and seller aren’t always aware of. We work proactively behind the scenes with the lender, the appraiser, the title company, and many more to iron out any problems and make the closing smooth and worry-free for our clients.

I’ve learned to never assume a deal is done at any point in the transaction—there are so many things that could derail a “done-deal” but it is my company’s job to make sure all details are taken care of. Our company’s motto is to treat our client’s money as if it was our own, and I seriously mean that. Any time my client is exposed financially, my senses are on high alert.

Bruner Real Estate Services is a residential real estate brokerage which represents buyers and sellers, but differentiates us is that we always go the extra mile. We represent homebuyers for free and provide discounted listing services for sellers. Once we list a property for a seller, we then aggressively market it through open houses, digital, print, and social media ads. We can help with any type of property sale–whether you are selling your personal home or listing your investment property for sale or rent, we can help you out.

My team and I also specialize in helping first time home buyers throughout every step of the process. It can be confusing and seem daunting, but we guide new homeowners and protect their best interests. My pride comes from helping my clients get a great deal. One of the deals I was most proud of was selling a client’s land in only a few days for more than he expected. He was simply hoping to get rid of it and was ecstatic that I had gotten the deal done. I have handled nearly every type of residential real estate transaction possible in my career.

In addition, I also had a lot of success in locating developable raw land. I work as a Land Acquisition Coordinator with a homebuilder, so I am able to evaluate land like a developer would. I like land development because there is a lot of imagination and problem solving that goes with it, so I am always happy to talk with that person who is ready to make some money and develop their family farm or raw acreage.

What were you like growing up?
I was born and raised in Fort Worth and apart from my time in college, I have lived my entire life in Fort Worth and probably will live here my entire life. I love the cities rich history and its great to see it growing because I think it is one of the best cities in the Country.
