Today we’d like to introduce you to Cindy Coggins.
Hi Cindy, can you start by introducing yourself? We’d love to learn more about how you got to where you are today?
I am a native Texan from the Dallas/Fort Worth area who has worked in business management and real estate for more than 25 years. My background started in the 80’s in the insurance business and I moved over to the medical side, spending many years managing doctor’s offices and medical clinics. In the early 2000’s I managed big box retail for about eight years and finally decided that I wanted to become an entrepreneur. With the suggestion from my oldest son to go into the Real Estate industry, I enrolled in classes with him and began my journey as a realtor. My first year was the hardest.
I soon learned that industry couldn’t be taught from a textbook but by real-world experience. Midway through my first year in real estate, I joined a team as a buyer’s agent. With the knowledge that I gained and experience that I gained with a team, I knew that my ultimate goal would be to run my own team. After 11 months, I found myself flying solo and by the end of the following year, I had started my own team… and that’s where I’m at today. Growing my own business with the help of my team.
I’m sure you wouldn’t say it’s been obstacle free, but so far would you say the journey have been a fairly smooth road?
My first year was the hardest. I always say that the real estate classes you take to become a licensed real estate agent definitely doesn’t teach you how to build a real estate business. I was very lucky to have the mentors and coaches through Keller Williams that have made my journey easier. It’s consistency, commitment, continuing to learn and allowing iron to sharpen iron.
Thanks for sharing that. So, maybe next you can tell us a bit more about your work?
We specialize in selling and finding the perfect residential homes, farm and ranch and land for our clients in Collin County and surrounding areas. We treat every transaction with the respect it deserves. We have genuine care for our clients and are dedicated to helping them find the perfect new home or sell an existing home! We know this process can be a stressful time for any buyer or seller, and our hands-on approach and great communication style will make clients feel comfortable every step of the way. You will always feel “in the know.” We’ll use our knowledge and understanding of the market and negotiation skills to help make the transaction of buying or selling as stress-free as possible. What sort of changes are you expecting over the next 5-10 years?
As most people know the Dallas Metro and Collin County are have seen a major shift in the market over the last year. We are experiencing low inventory. Multiple offers over asking price and many people flocking to our area from out of state. We have seen a rapid increase over the past 4-5 months in the market value or price that clients are willing to pay for a home in our area. I don’t expect that homes will become less expensive, by am hopeful the rate of price increases will slow over the next serval months, but we don’t expect prices to go down. Once the inventory increases, we should the market cool off and flow back into a more stable market. Many people have asked me is it a good time to sell or buy? I say… Yes, It’s a good time for both right now. In a seller’s market, the seller’s have more leverage, but in our current market we are still seeing low mortgage interest rates that allow it to be a win – win for seller and buyer.
