We recently had the chance to connect with Grant Pruitt and have shared our conversation below.

Hi Grant, thank you for taking the time to reflect back on your journey with us. I think our readers are in for a real treat. There is so much we can all learn from each other and so thank you again for opening up with us. Let’s get into it: What do the first 90 minutes of your day look like?
1) I read the Bible and pray (it centers me, like meditation).
2) I take a shower and get dressed. I have to shower or my day is off.
3) I take my kids to school. Kids are so excited in the morning and ready for anything, so I draw energy off of that.

Can you briefly introduce yourself and share what makes you or your brand unique?
I’m Grant Pruitt, President and Co-Founder of Whitebox Real Estate, a Dallas-based commercial real estate firm that exclusively represents tenants — never landlords. Our mission is simple: to level the playing field for businesses navigating one of their biggest financial commitments — their real estate. We work with CEOs and decision-makers to help them make smarter, data-driven lease and site-selection decisions across office, industrial, and portfolio markets nationwide.

What makes Whitebox different is that we’re built like a boutique advisory firm, not a brokerage. We don’t just negotiate leases — we serve as an extension of our clients’ leadership teams, integrating strategy, finance, and culture into every real estate decision. That conflict-free, tenant-only model allows us to align 100% with our clients’ interests.

Right now, we’re focused on expanding our AI-driven analytics and portfolio management capabilities to help multi-market companies anticipate needs before they arise — whether that’s optimizing space, reducing cost, or scaling intelligently. At the end of the day, our goal is to make corporate real estate a competitive advantage, not just a cost center.

Thanks for sharing that. Would love to go back in time and hear about how your past might have impacted who you are today. What’s a moment that really shaped how you see the world?
I was in high school during 9/11. That moment changed everything. It is really that simple. I went to school that morning and everything was the way it had always been for my entire life. After that day, my life was never the same. I went to a military school, too, and I had no idea what the future would hold for me. It disrupted everything I knew.

If you could say one kind thing to your younger self, what would it be?
Trust your gut (basically tune out the noise). I was blessed with a great instinct. I am very pragmatic and logical. I will over analyze and put too much faith and emphasis on tools and/or not trust my gut. That usually leads to poor decision making for me.

So a lot of these questions go deep, but if you are open to it, we’ve got a few more questions that we’d love to get your take on. Whom do you admire for their character, not their power?
My wife. She is so patient with me. She is my sounding board, my therapist, my mentor, etc. I don’t know how she puts up with me.

Okay, so before we go, let’s tackle one more area. Are you doing what you were born to do—or what you were told to do?
Yes. I have said many times that I am not good at a lot of things, but I was born to be a real estate broker. You watch great athletes where they just seem to be able to run or jump to catch like no one else on the field. It just comes naturally. I am fortunate that real estate just comes naturally to me.
