Meet Rebecca Nietert of LoneStar Home Watch

Today we’d like to introduce you to Rebecca Nietert.

Hi Rebecca, so excited to have you on the platform. So before we get into questions about your work-life, maybe you can bring our readers up to speed on your story and how you got to where you are today?
Reinventing oneself at any stage of life is an act of profound courage, a lesson I learned firsthand after transitioning from a high-stakes career in business development with Hewlett-Packard and World Travel Partners into a successful tenure in real estate. Despite my professional achievements, I found myself yearning for a fresh spark of inspiration that neither corporate strategy nor my personal novel writing could provide. This search for purpose often felt forced until I identified a significant, compassionate gap in the market: the underlying anxiety homeowners face when leaving their most valuable asset behind to pursue their own travels. By bridging this need with a dedicated service, I transformed my diverse professional background into a mission-driven venture that offers travelers true peace of mind.

My husband, Scott, and I began The Best Home Watch Company in DFW because like us, we needed help when we were away from our second home. After an extensive web search, no watch companies were in the DFW area. That’s when I came out of a decade long Real Estate career and began LoneStar Home Watch. The story of LoneStar Home Watch began in 2024 with a simple but vital mission: to provide Texas homeowners with the peace of mind that comes from having a professional eye on their property when they can’t be there themselves. We realized that while a home is often someone’s largest investment, it is also incredibly vulnerable to the elements—especially water. Homeowners didn’t need a property manager for lease contracts, the homeowner needs an on-site visual observation, which is what LoneStar Home Watch provides.

Even in today’s world of smart technology, water leaks remain a harsh and unpredictable reality. A small drip behind a wall or a failed seal under a sink can go unnoticed for days or weeks, leading to catastrophic structural damage and toxic mold.

The catalyst for our commitment was the sobering discovery that insurance isn’t always the safety net we assume it to be. We’ve seen homeowners who have paid high premiums for decades, only to find out that “gradual” leaks or specific types of water damage are not covered under their policies. This realization changed everything for us. We knew we had to be more than just a “check-the-box” service.

That’s where we come in. At LoneStar Watch, we don’t just walk through your home; we investigate it. If we spot something that looks like trouble—a damp baseboard, a slight musty smell, or a spinning water meter—we don’t just send an email and walk away. We immediately pivot. We will rearrange our home watch schedules to provide more frequent monitoring and stay on-site to mitigate the risk. Whether it’s shutting off the main water valve or clearing out furniture from a vulnerable area, we act as the homeowner’s advocate while waiting for a plumbing vendor to arrive and confirm the issue.

We started in 2023 to ensure that a leak doesn’t have to mean a loss. We are the boots on the ground, standing between your investment and the “harsh reality” of home ownership, so that when you’re away, our risk=mitigation gives you peace of mind.

I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
The road to establishing LoneStar Home Watch has been anything but smooth, primarily because we are introducing a solution to a problem many people in the DFW area don’t realize they can solve professionally. The biggest hurdle hasn’t been the work itself, but the fact that “Home Watch” is a concept many homeowners have simply never heard of. We find ourselves constantly educating the community on how a professional advocate differs from a traditional property management company. While property managers often take a significant cut of a home’s value or rental income, our low, flat-rate fees provide a transparent alternative that puts the homeowner in total control. This advocacy-first model is the foundation of our business, and it’s why we enjoy such an incredibly high retention rate; once a client experiences the peace of mind we provide, they rarely want to go back to leaving their home’s safety to chance. Further we offer in-residence concierge services and seasonal checklists for our homeowners based on the challenges we have seen.

Building this level of trust required us to take the hard road regarding our credentials. We believe that in this industry, reputation is everything, which is why we invested heavily in achieving accreditation and certification through the National Home Watch Association. We didn’t stop there, earning an A+ rating with the Better Business Bureau and ensuring we are fully bonded, insured, and background-checked. These steps were both expensive and challenging to navigate, but we felt they were non-negotiable for our clients’ peace of mind. Our 5-star reviews frequently highlight our timely responses and transparency, proving that our commitment to customer service far exceeds the industry standard.

Ultimately, our business is built on three core tenets: trust, confidentiality, and communication. To be the best home watch company, we know that integrity is what our clients value most, and we take that responsibility seriously every time we step onto a property. By focusing on these pillars, we’ve turned the “struggles” of our early years into a reputation for excellence that defines Lone Star Home Watch today.

We’ve been impressed with LoneStar Home Watch, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?

What sort of changes are you expecting over the next 5-10 years?
Looking ahead over the next five to ten years, the home watch industry is poised for a massive professional evolution, shifting away from the “neighborly favor” model toward a sophisticated, credentialed standard of care. We are already seeing the beginning of a major trend where insurance companies—weary of billion-dollar payouts for preventable water damage—start to view professional home watch documentation as a requirement rather than a luxury. In the coming decade, having a certified, bonded, and insured professional performing documented on-site visual inspections will likely become the “gold standard” for maintaining policy eligibility, particularly in high-risk areas like North Texas where extreme weather is the new normal.

The most significant shift will be the marriage of high-tech sensors with high-touch human advocacy. While smart home technology like Wi-Fi-enabled leak detectors and automated shut-off valves will become standard in every high-value home, technology alone is not a cure-all. Sensors can fail, batteries die, and Wi-Fi drops during a storm. The industry’s future lies in “sensor-assisted human intervention,” where technology acts as an early warning system that triggers an immediate, professional human response. A sensor might tell you there is moisture, but it can’t move your heirloom rug, open the cabinets to dry out the vanity, or stand on your porch to let the plumber in at 2:00 AM. We see ourselves moving into a role where we manage these digital ecosystems for the homeowner, acting as the intelligent “boots on the ground” that tech simply cannot replace.

We also anticipate a significant disruption in the traditional property management model. Homeowners are becoming more savvy and are increasingly pushing back against the high-commission, percentage-based fees of management companies that often prioritize the tenant over the property. The rise of the “Property Advocate” model—defined by low, flat-rate fees and total homeowner control—is the future. This shift will be driven by the need for transparency and the desire for a relationship-based service. In an era where AI and automation are making everything feel more anonymous, the value of a high-trust, high-retention relationship where the business owner is personally accountable will only increase. Reputation will be the ultimate currency, and those who have invested in accreditation and rigorous standards today will be the market leaders of tomorrow.

Finally, we expect the “education gap” to close as the DFW area continues to grow. As more people move to Texas and realize the unique challenges of our climate—from shifting foundations to the “harsh reality” of hard water and extreme temperature swings—the demand for professional oversight will skyrocket. The next decade will see Home Watch move from a “hidden gem” service to an essential part of the homeownership checklist, right alongside your security system and pest control. By staying ahead of these trends and maintaining our commitment to integrity and communication, we aren’t just watching homes; we are defining the future of how people protect their peace of mind.
