Today we’d like to introduce you to Deba Douglas.
Hi Deba, please kick things off for us with an introduction to yourself and your story.
My story really started in education. Before becoming a full-time real estate investor, realtor, and mentor, I served as an Assistant Principal in the DFW area. During that time, I worked closely with so many families and saw firsthand how much someone’s home environment can impact their confidence, stability, and future. One student in particular shared that he was sleeping on the floor every night in a crowded apartment, and that moment stayed with me. It opened my eyes to the housing disparities in our communities and pushed me to do something bigger.
That passion led me to purchase my first duplex and start Douglas Dwellings, LLC. My goal was not just to buy properties, but to remodel homes in a way that made families feel proud, valued, and cared for — regardless of the neighborhood they lived in. From there, I continued investing, remodeling properties, helping families facing foreclosure, and eventually became a licensed realtor so I could serve people in even more ways.
As I grew in real estate, I realized I did not just want to build wealth for myself — I wanted to teach others how to do the same. That is why I created Principles of Real Estate, LLC and The Roadmap to Real Estate Investing, where I now mentor aspiring investors step-by-step through buying, funding, rehabbing, and completing their first deals. Today, I’ve coached over 100 students, purchased over $37 million in real estate, and earned over $2 million in profit, but the biggest reward is seeing others gain confidence, create generational wealth, and change the trajectory of their families through real estate.
We all face challenges, but looking back would you describe it as a relatively smooth road?
Has it been a smooth road? Absolutely not — but every challenge taught me something I needed for the next level.
When I first started, I was learning everything in real time. After purchasing one of our first properties, we had a tenant stop paying rent, and I had no idea what to do. That became my first experience with the eviction process. Once the tenant moved out, we had to complete a full rehab, find trustworthy contractors, manage the project, and figure out how to move forward as new investors. On another property, we even had to deal with squatters, so there were definitely moments where I had to learn through experience, pressure, and problem-solving.
One of the biggest struggles was not just the business side — it was the fear and doubt. I feared the unknown, and I questioned whether I had the ability to figure things out. Leaving a stable career in education to pursue real estate full time came with anxiety, sleepless nights, and a lot of faith.
There were also sacrifices along the way. Before walking away from my assistant principal role in 2018, my husband and I had to cut back on travel and extra spending so we could prepare financially. It took faith, delayed gratification, and a willingness to step into the unknown to build the life and business we have today.
But looking back, I would say the road was worth it. Those early struggles taught me how to solve problems, build a team, connect with other investors, and keep going even when things felt uncertain. Now, I use those lessons to help other people avoid mistakes, build confidence, and understand that real estate investing is not always easy — but with the right knowledge, support, and mindset, it can absolutely change your life.
We’ve been impressed with Principles of Real Estate, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?
Principles of Real Estate is the education and mentorship side of my real estate ecosystem. Through my signature program, The Roadmap to Real Estate Investing Hands-On Mentorship, we help aspiring and new investors learn how to confidently buy, fund, renovate, and either flip or hold their first investment properties.
What makes us different is that this is not just a course where you watch videos and are left to figure it out on your own. It is truly hands-on. We teach them how to analyze deals, understand ARV, estimate rehab, work with lenders, walk properties, manage renovations, and prepare the property to sell or rent. The mentorship is built around implementation, not just information.
Under the larger brand, I also lead Douglas Dwellings LLC, Deba Douglas Realty Group, Principles of Real Estate, and Trinity Crest Development, which allows us to support people from several sides of the real estate industry — investing, education, brokerage, construction, project management, and community impact. My background as a former educator and assistant principal is a huge part of the brand, because teaching is still at the core of what I do. I know how to break things down, meet people where they are, and help them build confidence step by step.
What we are most known for is helping people take action. We do not just talk about generational wealth — we walk people through the process of building it. I am proud that our students are not only learning, but actually buying houses, completing rehabs, making profits, building rental portfolios, and changing what they believe is possible for their families.
Brand-wise, I am most proud that Principles of Real Estate has become more than a mentorship — it has become a community. Real estate can feel intimidating when you are doing it alone, but our brand was built to make people feel guided, supported, and empowered.

If you had to, what characteristic of yours would you give the most credit to?
The quality that has been most important to my success is faith-filled determination.
I have never been the type of person to believe everything has to be perfect before I take action. So much of my journey has required me to move forward even when I was scared, uncertain, or still figuring things out. Real estate is not always smooth. Deals fall apart, rehabs go over budget, contractors do not always show up, the market shifts, and sometimes you have to make big decisions without having every answer. But I have learned that success comes from staying committed, trusting God, and continuing to move forward even when the process feels uncomfortable.
I also believe my background as an educator has played a huge role in my success. I genuinely care about helping people understand the process, not just telling them what to do. I love breaking things down, teaching from real experience, and helping people build confidence step by step. That heart for teaching, combined with resilience, faith, and a willingness to take risks, is what has helped me grow my businesses and help others build generational wealth through real estate.
At the end of the day, I think the most important characteristic is being willing to do it scared — to take the leap, learn through the process, and keep going even when it gets hard.
