Meet Felecia Davis of Imani Capital & Investments in DeSoto

Today we’d like to introduce you to Felecia Davis.

Felecia is a native Texan, graduating from Texas A & M University at Commerce with a Degree in Business. After graduating from college, her first 10 years of work experience were with Fedex, where she began at entry-level and promoted into various mid-level management positions. The second stage of her career life began with Morgan Stanley where she was trained on Wall Street as a Stock-Broker. She spent the next 20 years in the Pension, Financial and Investments industry.

With the financial crash of 2008, Felecia saw many of her clients unable to obtain traditional bank loans and subsequently, they filed bankruptcy. These circumstances created a desire and curiosity about alternative business loans for companies that failed to meet the lending criteria of traditional banks. She soon connected with a New York firm that created a network of alternative direct lenders offering commercial loans for specific market niches. After completing training with the Underwriting Dept. of each lender, she began marketing alternative loans to small businesses as a part-time project. This proved to be very successful and in 2013 Felecia took a leap of faith and purchased a commercial building of her own, and committed full-time to the business. Thus, the word “Imani” means “Faith”.

Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Spreading the good news about alternative business funding to business and commercial building owners can be challenging. Many still view the bank as the only source of funding for their business needs, and if they are declined by banks, business owners often feel deflated and hopeless.

Once they hear of alternative lenders, the challenge comes in educating them about the difference between bankable versus non-banking lending terms.

While the lending criteria are less stringent and much faster than traditional loans, the terms may or may not be comparable to banking terms. So, it is necessary to manage the expectations of clients.

Imani Capital specializes in Cash-Out Refinancing for all types of commercial real estate buildings. In the past 5 years, we have been successful in carving out a niche in the commercial refinancing market that helps commercial building owners keep their buildings by capitalizing on the equity in their commercial buildings.

At our inception, our business mission was providing a lifeline to businesses that found themselves in temporary set-backs and needed quick cash-infusions to stay afloat or to transition into the next stage of Growth. We seek to offer help and hope to business and building owners even after they may have been declined by traditional banks. Sometimes, one loan can make the difference between success or failure!

What are your future plans?
Imani Capital is contemplating expanding its product offering to those who are seeking wealth through investing in the residential real estate. We are also considering primary home loans. We have not come to a definitive decision.
