Hi Todd, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
I was working for a build-to-rent operator that developed large-scale communities, completed construction, and handled leasing entirely in-house. I loved the efficiency and vertical integration of the model. Inspired by that experience, I purchased a few rental properties of my own and began operating them as short-term rentals.
I immersed myself in every aspect of the business — guest communication, marketing, pricing strategy, cleaning operations, maintenance coordination, and everything in between. As my systems improved, so did the performance. Revenue grew. Profit margins strengthened. And most importantly, I discovered that I genuinely enjoyed the operational intensity of the business.
Seeing the opportunity to scale, I launched Rent On Your Terms Property Management, a company focused on turnkey, higher-end homes that could be rented on customizable terms tailored to both property owners and guests. The model resonated quickly. The company scaled rapidly and achieved significant success, culminating in an acquisition in January 2024 by a Chicago-based private equity firm focused on real estate.
Today, I continue to lead the company as CEO, focused on operational excellence, strategic growth, and scaling the platform to new heights.
We all face challenges, but looking back would you describe it as a relatively smooth road?
At times the road was smooth, but more often than not, there were new challenges every single day that needed immediate solutions. The short-term rental business is extremely chaotic and time-sensitive. I often say that operating 150 short-term rentals is like operating 150 separate hotels — each property is unique, with different locations, logistics, and challenges.
Maintenance issues don’t wait, and neither do guests. If you’re staying at a hotel and the toilet is clogged, you wouldn’t expect the front desk to say they’ll fix it in three business days. If your flight is delayed and you can’t access your room at midnight, you expect immediate help. These situations happen constantly. To succeed in this business, you must have a plan, strong systems, and the infrastructure in place to respond in real time.
