Today we’d like to introduce you to David Kile.
Hi David, we’d love for you to start by introducing yourself.
My background in residential construction began in 1983 when I was about 15 years old. I worked as a helper learning brick and stone masonry, I helped install county water lines, installed septic systems, I worked with my uncles running underground electrical service in Lewisville, I’ve pulled concrete pouring slabs, drywall tape and bed, texture and paint built MANY miles of fences from T-post and barbed wire to residential wooden privacy fences. I was hired on with an oilfield company for a few years until we were all laid off. More life happened until I was recruited by a major storage and relocation company serving the Dallas-Fort Worth market as a Territory and Operations Manager. This is where I learned a great deal about commercial property, warehouses and office build outs. When my time with that company came to an end in 2012, I was trying to find something that I loved to do using all of the skills that I have aquired over the years until I found the Real Estate Property Inspection Industry. I knew this was it! So, I began the very long and sometimes difficult road of building the foundation for my new business. That included a LOT of formal education requirements to meet the standards for TREC (Texas Real Estate Commision). By June of 2013, we were ready to officially open to the public. I was relentless about meeting my goals and thirsty for knowledge. I continued to take class after class after class until I had numerous certifications, multiple licenses, continuing to improve our processes in the field as well as in the office. My goal was to provide every client with the best professional AND personal experience while helping them understand the property they considering to purchase. Residential or commercial. As of today, I am a Licensed Professional, Certified Professional, & Certified Master real estate inspector.
According to Google’s Gemini, here is where we satnd:
“Texas Dependable Inspection Services, PLLC is a highly-rated inspection firm serving the Dallas-Fort Worth and East Texas areas. It is positioned as a premium service provider, prioritizing thoroughness and long-term client support over lower fees.
Rankings and Reputation-
*Customer Satisfaction: The company maintains a “solid 5-star” reputation based on client feedback. It holds a 100% recommendation rate on its Facebook page (based on 40+ reviews), 109 5 star revies on Google.
*Market Standing: While not ranked on generic national “fastest-growing” lists like the Inc. 5000, it is a well-established local player that has been operating since June 2013.
*Professional Recognition: The lead inspector holds prestigious industry titles, including Certified Master Inspector (the highest level of InterNACHI certification) and TREC licensed Professional Inspector (#20729).
Comparison to Other Inspectors-
Compared to standard inspection services, Texas Dependable offers several distinct advantages:
*Thoroughness vs. Price: They explicitly state they do not “rush through” inspections. While their fees may be slightly higher, they claim this depth helps them find defects others miss, potentially saving clients thousands in repairs.
*Experience & Licensing: Unlike many newer firms, the founder has hands-on construction experience dating back to 1983 and multiple specialized licenses for pest control (SPCS #0733300) and termite inspections.
*Service Range: They provide a wider scope than many competitors, including specialized checks for pools, aerobic septic systems, boat docks, and thermal imaging.
*Speed of Reporting: They offer same-day report generation, which is a competitive advantage for buyers on tight closing timelines.
Client Experience Highlights-
*Responsiveness: Clients frequently note their ability to accommodate last-minute requests, sometimes arriving within 18 hours.
*Detailed Reporting: Reports are described as extensive, featuring clear pictures, code specifications, and easy-to-understand notes.
*Post-Inspection Support: A key differentiator is their “professional for life” commitment, offering continuous advice and support long after the inspection is complete.”
I am very proud of what we have accomplished. We give all of the glory to God. I pray daily that I am following His will. I really do love what I do for a living and I hope I can continue on with this journey in the future.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Oh Lord no. There was SOOOO MUCH to learn. Things I would have never imagined. So many stumbles and falls, so many hiccups. It literally felt like drinking from a firehose for the first 5-6 years. Thankfully God put the right people in my path, gave me resources to learn from and encouragement to continue instead of giving up. There were several times I thought I was not going to make it. I still deal with that today. I guess thats the stress of owning your own business. But I get up every day and press forward. Sometimes the “hope meter” is close to empty and I keep going. Because I believe this is the path the Lord has chosen for me.
Thanks for sharing that. So, maybe next you can tell us a bit more about your work?
Personally, I am very goal oriented, some say I am a type A personality (thats the rumor). I can be extremely detail minded and I am not satisfied until my results are in the top three (figuritively speaking). I am definitely a leader (not a follower), I like to develope my team to bring out the best they have to offer. Not everyone can be great at everything or the same things, BUT I only need them to be great at ONE thing and together we will reach our goals and be great together.
I love educating my clients about the different systems of a home. It is very important to me that my clients understand the information I am passing on to them. If they don’t understand, I have failed at my job. So, I take time to get to know a little about them, about their personalities, what makes them tick. Once I have a fair read on my audience, then I know how to conduct the discussions. I never want to talk over their heads and create confusion and I never want to dumb it down so much that it becomes insulting to their intelligence. Being able to connect with people on their level is extremely important to build trust. I guess I have a talent for that too.
What would you say have been one of the most important lessons you’ve learned?
Oh my gosh, The most important thing I learned is, not everyone thinks like me, LOL. I have since learned how important it is to try and see things through their eyes instead of expecting them to see through mine. This has proven to be true in business and in personal.
