Hi Justin, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
Hello, I was a restaurateur prior to getting into Real Estate in 2005. Since becoming licensed I have gained insight to the many faucets of Real Estate. During the crash of 08 I had a tool belt on and helped investor Renovate flips, while learning to borrow and leverage money on my own to build a portfolio of rental properties. Through the upswing of 2015 I built a team and established as independent Broker. Through the downtime of Covid I bought a Property Management Company in 2022 and grew the door count to double. Currently I am opening a new Brokerage focused on limited service to investors and home owners that are facing hardships or short sales.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
I struggled along the way or failed forward in many areas: 2008 I was renovating homes and learning along the way, because nothing was moving and I had to feed the family. During that time I could manage the houses without a Brokers license, so I started managing properties for my investor clients. In 2014 that came to a halt and they rewrote the play book to only Brokers can manage property. One of the hardest moments was during Covid when I had a team of agents and an add spend with Zillow of around $9,300 a month. In March of 2020 we where told to stay in place and the juice kept running. As a Broker with 1099 contractors dependent upon me I figured out how to apply on TWC for unemployment and shared this with the team. Overnight I was out of business and trying to figure out my next play. I was currently part of a Broker round table group that met monthly and remember a Broker complaining about how her tenants where not paying rent. I posed the question what do you think the business is worth and later purchased the company. I held zoom meetings and assisted 1099 tenants with filing for unemployment and aided the tenants with different rental programs to help bring the portfolio back into the positive. This industry is ever evolving with new policies and economic challenges daily. Recently our commission structure came under scrutiny and the amount we earned has some added uncertainty. I met with a close friend and investor to create a new concept of limited listing service aided by AI to try and pivot in this new atmosphere we are operating in. There is nothing in Real Estate that I would consider smooth or comfortable. Your income is a direct reflection of your efforts to establish relationships that intern create revenue.
