Life & Work with Dick Zinnendorf of DeSoto, TX

Today we’d like to introduce you to Dick Zinnendorf.

Hi Dick, thanks for joining us today. We’d love for you to start by introducing yourself.
We all have to face some type of adversity in life. And the world will sometimes test us so harshly that it seems easier just to throw in the towel and give up. What separates the survivors from the dead, or what separates the “winners” from the “losers” is perseverance. I am a Dallas native who has faced nearly insurmountable obstacles, but against all the odds I was able to fight my way to success. I credit my successful career to perseverance and also to the company I work for—Curio Storage, a company that requires its property managers and employees to be at the very top of their game, day in and day out.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
I’m sure all of your readers are familiar with the big corporations who own self-storage facilities. I worked for two of those companies for nearly a decade before I was hired by Curio. And I witnessed the way those companies treat both new customers as well as their existing tenants. They engage in “price-gouging”, which means they charge new customers more than the current market rate. If you could see behind the scenes of those companies, you wouldn’t believe your eyes. There’s a reason they have such high turnover with people constantly moving out, whereas our tenants tend to stay and continue to rent with us. At Curio, our prices reflect the current market rate or lower, and we keep our rates affordable because we believe in treating our customers fairly. Those big corporations also have zero loyalty to their existing tenants, meaning they will price-gouge them, too, even if they’ve been renting at one of their facilities for a long time. It’s unfair and it shows their lack of care for their tenants. They rip off their customers and even worse, they couldn’t care less about security. When I worked for those companies, there were constant break-ins with people having their stuff stolen. That is UNACCEPTABLE in my opinion. In self-storage, safety and security should come first.

Since coming to work for Curio, the difference has been like night and day. Curio Storage takes a long term approach to self-storage, meaning we try to provide the absolute best service, which includes strong security (I often say that our properties are so safe and secure, they are like a fortress) at the lowest price. It’s about being mindful of others, and putting the needs of our tenants first. That builds trust, and with Curio Storage, that trust is well-placed. We take it very, very, seriously. And we provide a type of service that is unbeatable, because we listen to our customers and we try to provide storage that meets their specific requirements. We take a customized approach that is built on trust, and that is why the company has become so successful since our founder started it.

Can you tell our readers more about what you do and what you think sets you apart from others?
Property Manager for Curio Storage. I have nearly a decade of experience managing commercial properties. This job requires strong attention to detail, and being handy and able to make small repairs is important also. Choosing contractors who are reliable is also a key element of the job. You have to be very selective. As a property manager, you have a fiduciary duty, both to the tenants as well as to the company and its executives. I am also an author, currently working on a full-length novel. And I’m a baseball player. I’m a pitcher and an infielder in a few local baseball leagues.

So maybe we end on discussing what matters most to you and why?
What matters most in my opinion is results. That means giving 100 percent to any task or job and completing it successfully, no matter how easy or difficult it is. You have to have a good work ethic to make it. And you have to keep others in mind. Work for others, help other people, and the rewards will come. Be dedicated and focused in everything you do.
