Today we’d like to introduce you to David Fan.
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
Growing up in New York City, I started on a path towards a career in medicine, earning a biology degree along the way. However, I soon discovered that my real interests were in business and achieving financial independence. This led me to a career in medical device and pharmaceutical sales managing Texas and NYC territories. Though I was successful, I realized that I was helping to build someone else’s dream, not my own.
This realization brought me into the world of real estate investing. With no prior experience, I jumped right in, soaking up as much knowledge as I could from books, networking events, and mentors. My early efforts paid off with my first major successes in private money lending. I then began investing in Section 8, short-term rentals, and mid-term rentals to create a steady income stream. I also earned my real estate license focusing in both commercial and residential investments.
Currently, I’m prioritizing luxury real estate projects and developments in North Dallas. I raise private capital, structure deals effectively, evaluate project feasibility and enhance our business operations. By streamlining processes and building a strong support team, I can focus on key decisions, ensuring a balanced lifestyle while driving company growth as a strategic partner.
I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
Far from it. The real estate sector is challenging, especially for newcomers without prior experience. Learning the ropes while juggling a full-time job wasn’t an easy task. Market dynamics like fluctuating interest rates and economic shifts have required constant adaptation in funding strategies and project management. Despite these challenges, the difficulties have been invaluable learning experiences, enhancing my resilience and strategic thinking.
Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?

Any advice for finding a mentor or networking in general?
Success in real estate is about who you know as much as what you know. Here’s what’s worked for me:
Seek Out the Right People – Find mentors already doing what you want to do. Attend real estate meetups, masterminds, and investor groups to connect with experienced professionals.
Provide Value First – Mentorship isn’t just about taking—offer help, share insights, or build a genuine connection before asking for guidance.
Build Genuine Relationships – Networking isn’t just exchanging business cards. Follow up, stay in touch, and be intentional about creating lasting connections.
Invest in Yourself – Join paid mentorships, masterminds, and coaching programs if needed. The right guidance can fast-track success.
The key? Be intentional, add value, and stay consistent. The right connections will come when you focus on learning and building real relationships.
