Meet Michael Trecha of Greystone | Investment Sales Group in North Dallas

Today we’d like to introduce you to Michael Trecha.

Michael, can you briefly walk us through your story – how you started and how you got to where you are today.
I grew up in Columbia, Missouri doing landscaping work at home and for neighbors. I graduated high school and attended Baylor University not knowing what I wanted in a career. I started my first semester as a pre-med major hoping to follow in my father’s footsteps to become a doctor. I struggled through school then decided to take a year to work and figure out what I wanted to do before graduating. I spent the next few months exploring other career fields. At the end of my gap year, I still hadn’t had the epiphany I had hoped for. I decided to pursue entrepreneurship and business management. Throughout college, I would work on small apartments doing yard work and eventually began to help turn the units over between tenants.

One of my summer internships was for a Real Estate Investment Company. My job was to manage the renovation process on a 500 unit, low-income apartment complex in St. Louis. The job came with several challenges that put me out of my comfort zone. During my time there, the neighborhoods close to the property were experiencing civil unrest. As a result, our job became much more difficult and dangerous. My team and I were able to finish the job on time, giving hundreds of families affordable homes to live in. This experience showed me the career path that I wanted. From there I became a Financial Analyst for a large management company, working my way to becoming a Multi-family Broker. Now I specialize in Investment Sales in lower-income areas, helping connect B & C class properties to the best property owners and management companies.

Has it been a smooth road?
There were and are times that I was put in difficult situations where I felt alone and I couldn’t progress. Everything for me was put into question: whether I chose the right school, career, and people to surround myself with. I am incredibly blessed to have such a strong foundation of family and a girlfriend completely rooted in her faith. They are invaluable to me. Read or listen to “Can’t Hurt Me” by David Goggins.

So, as you know, we’re impressed with Greystone| Investment Sales Group – tell our readers more, for example, what you’re most proud of as a company and what sets you apart from others.
My clients’ needs come first. My experience in management and finance equip me to advise investors through critical decision-making. I believe life’s biggest battles are won by doing your job faithfully. In real estate transactions 85% of Brokers do not market to other brokers and when they do, often times they are unwilling to share fees. This disincentivizes brokers from marketing that property to their buyers limits the pool of buyers and competition in the sale process. In a 2015 study of 15,000 sales records, economists found that deals in which two separate brokerage firms were involved sold for 9.6% higher than deals involving one Broker. With this in mind, I’m able to exceed my clients’ expectations and add value to future deals. Simply put, I share 50%, 100% of the time. Maximizing returns from acquisition through disposition.
