Today we’d like to introduce you to Rebekah Dugger.
So, before we jump into specific questions about the business, why don’t you give us some details about you and your story.
I started in real estate three years ago. My degree is in marketing, but I had previously worked as a teacher in a Title 1 inner-city school. My husband and I became foster parents and quickly realized that a 9-5 job would be difficult with the uncertainties and demands of visits and appointments that come with foster care. I had always admired real estate professionals but was intimidated about the competitiveness of the industry.
After lots of consideration and prayer, I made the plunge into the high paced, little sleep; the rewarding world of real estate. It has been a blast! A neat part of my story lies in my family’s history. I graduated from Aledo, my mother graduated from Weatherford, my grandmother graduated from Brock and my granddad graduated from Weatherford so I have always been a Parker County Girl and knew my family had a long history in the county that I am proud to call home. What I didn’t know was exactly how long!
At my grandmother’s 80th birthday party she brought copies for all of the family of a picture she had had for years. It was a family picture on the wrap around porch of an old farmhouse in Weatherford. The picture depicted my great-grandfather as a boy along with the rest of his family, including his parents and grandparents. It was so neat to see my great, great, great-grandparents at their house in Parker county! It got me thinking about what our legacy in my home town could be and how far back we actually dated.
After researching it I found that 8 generations back my family moved her from Tennessee and Missouri. My ancestors were in Parker County back in 1850 and were here for it’s founding. Now as Parker County becomes the fastest growing county in DFW it is really a privilege to be able to share the history and roots of this beautiful place and help with the residential and commercial growth that will continue to make the community I call home a fantastic place to live and work!
And when I walk in the old homes around the courthouse to help an investor as he restores and resells it, I can’t help but wonder if at some point my great-great-great grandparents sat at this house and shared a meal with family in friends in this great county they chose to call home.
Has it been a smooth road?
I am fortunate to have the designation of the Top Producing Agent at my firm and the highest yielding agent with over $7 Million in my second full year in the business. I LOVE what I do, I am able to walk people thru one of the most rewarding and most stressful times in their lives. Personally, I know the stress that this world can bring. I am a full time working mama of three small children, the youngest of which is adopted. Our sweet boy has a long story about the beautiful brokenness of adoption and the fight that was required to keep him safe.
Along the journey, there were many stressful nights and tears shed, but also powerful moments or triumph over adversity and blessings showing up when all seemed lost. One of these moments has to do with two of my first real estate transactions. At the time of our court battle, to fight to adopt my son, we had racked up attorney fees in the amount of $12,000. As most small business owners will tell you, it can take a long time to see positive net flow when you start the hustle; real estate is no exception.
I was very fresh in my career and had yet to see the fruits of my labor, but when you are fighting for your child you don’t allow money to get in the way. We went to court with no idea of how we would pay our attorneys; the day after our day in court, I wrote up offers on two properties with commissions totaling $12,000. The exact amount to pay for our attorney fees. This was confirmation that for me real estate could be a way to not just help those with buying and selling needs, but also to provide for the broken and needy in our community.
Since that time I have been able to bless many lives with over 65 transactions closed in 2 1/2 years and many foster babies in and out of our home. The road has not always been smooth, but I have pushed through adversity and learned along the way in order to be the best agent possible for my clients.
So let’s switch gears a bit and go into the HBS Real Estate story. Tell us more about the business.
HBS Real Estate is a boutique real estate brokerage location in Weatherford. As a brokerage, we have several agents with their own specialties. We are able to help our clients with their commercial, residential, and appraisal real estate needs.
I have several areas of real estate that I work in, but have a few specialties that set me apart:
Being a local girl I have a knack for working with people who are relocating to the area and need the rundown on life in Parker County. I have helped many families find their perfect home that fits their specific needs. Whether it be a school district, commuting distance, shopping, ranching or just quiet areas with great neighbors having a vast knowledge of the county allows me to really serve my clients well.
Since I have my degree in marketing, keep up to date with marketing trends and have an online presence, I am a top rated listing agent. I offer various packages depending on clients’ needs. My listings always include professional pictures, personal websites, social media marketing and can include coming soon 360* teasers, professional videos and home staging.
One area that sets me apart from others is in investment real estate. As much as I like to show houses and help create beautiful properties, I also love to get a good deal. In my work with home flippers and rental investors, I am able to put pen to paper and run comps on properties that can have huge returns and instant equity. At the risk of sounding like a nerd, I will admit that drinking a glass of wine while finding the ARV of a property really is one of my favorite past times.
How do you think the industry will change over the next decade?
Real Estate will always evolve and will continue to have more of an online presence.
There will be shifts in the way that properties are marketed, scheduled, shown etc.. There may come a time where virtual technology is the norm and you will be touring homes from your own living room.
Offers may be written with the click of a mouse with only seeing the home through 3D glasses, but will not change is the need for knowledgeable professionals who are familiar with the community you are buying or selling in.
