Today we’d like to introduce you to RJ Bates III.
Thanks for sharing your story with us RJ. So, let’s start at the beginning and we can move on from there.
My entrepreneurial journey started in August of 2012 when I created Fairway Solutions. I will always look to 2012 as the year where my life had massive changes take place. All within 2012 I started my own company, had a niece diagnosed with leukemia, my dad passed away and my son was born on my birthday. I learned quickly how to face adversity in a new way and used those moments as motivation to be able to create a successful business. Fairway Solutions was created as a consulting firm for general contractors, but this quickly evolved to being a remodeling company named, Rutger Contracting. For about a year and a half our sole focus was on being a general contractor but once we started getting hired by real estate investors to remodel their properties, I knew I had found my true passion. In 2014, we began investing ourselves in real estate doing wholesale properties and our fix and flips.
On January 1, 2015, I dissolved Rutger Contracting and our sole source of revenue was now real estate investing. This is when we created Titanium Investments as our new brand for real estate investing. Titanium Investments has now bought and sold over $75 million of real estate in 10 different states. Our core focus is on wholesaling investment properties but we also do rehab projects, rental properties, owner financing and vacation rentals. Since 2015, we have been able to expand our company to have offices in Phoenix, Arizona and Kaneohe, Hawaii, started a real estate brokerage called Titanium Realty and created a real estate investing podcast, The Titanium Vault.
Finding my passion within real estate is what has led to the success we have had as a company. I am so thankful that every day I am able to wake up and do exactly what I want to do with my career. I have an amazing team that supports my vision and truly creates the success of Titanium Investments. Without them, we would be nothing more than a crazy dream but with them, we are creating something special.
We’re always bombarded by how great it is to pursue your passion, etc – but we’ve spoken with enough people to know that it’s not always easy. Overall, would you say things have been easy for you?
In 2014, when we first began wholesaling, I was a desperate business owner and looking for anything to jump-start the business. We were struggling as a contractor with cash flow. I will never forget making the decision to put a contract on a property so I could wholesale it and after putting down earnest money I had $11 total in all of my bank accounts. It was truly all or nothing at that point. We wholesaled the property for an $11,000 profit and mentally I never looked back. I knew that was the path the business had to go down from that point forward.
So let’s switch gears a bit and go into the Titanium Investments story. Tell us more about the business.
Titanium Investments is one of Texas’s top real estate investing firms because we focus on doing things with honesty and integrity. We specialize in buying real estate investment properties and working with property sellers to find the best situation for each party involved.
One of our passions is helping to be a part of beautifying the communities we work in by helping people get out of tough real estate situations. Recently, Titanium Investments hosted its inaugural charity golf tournament, The Titanium Golf Classic presented by Easy Street Capital, where all proceeds benefited a local non-profit organization, Beat Kid’s Cancer. Titanium Investments was able to bring the local real estate investing community together to help raise funds for childhood cancer research having close to 80 golfers and 26 sponsors at the event. As a business owner, it was one of the proudest days I have had in my career. Buying and selling properties is amazing but bringing together peers within our industry for a good cause is something I will never forget.
Has luck played a meaningful role in your life and business?
There is always a level of luck when it comes to business but we have always focused on putting ourselves in as many positions for success as possible. I can’t make someone sell me their house but if I am consistently putting my company in front of sellers with good offers then we will be successful. I will never look back and say we were lucky as that undermines the hustle and dedication of my team to achieve success no matter the circumstances.
