

Today we’d like to introduce you to Scott James.
Scott, please share your story with us. How did you get to where you are today?
In my early 20’s, I took a Temp job in a warehouse at a local DFW freight forwarding company. I consider this my 1st adult job. I had no intention of making a career out of it but I was eager to move up and had a good work ethic (thanks dad). I volunteered for EVERYTHING—any department, any job, anywhere. I never turned down an opportunity to learn something new. I didn’t chase money. I chased knowledge and experience. I wanted to be valuable. Years later, my boss called me his “utility guy” because I could do most jobs within the company and kept my volunteer for everything mentality. I rose to a Director level at the same company I temped at years before.
After a successful 20 years in Supply Chain Logistics, I needed something different. I took a little time off to figure out what I wanted to do with my next 20 years. I saw the posting for Modu-loc and thought it looked interesting. I applied, met with Tony Zinna 2 or 3 times, and liked what I saw. I was still on the fence due to another opportunity I was working on that offered an equity stake in another industry. Luckily, that fell through and I landed right where I needed to be.
There was a huge learning curve in the beginning: new industry, new ownership, new staff, new everything. Thank goodness our owner is a patient man, and now I’m firmly at the helm and running this growing endeavor. There were bumps and moments of doubt along the way, but who would’ve thought a misguided 20 years old would rise to this level? Me, and that’s all that mattered.
We’d love to hear more about your business.
The biggest challenge we face is building market share in an industry stuck in its old ways. The current product being widely used is the chain link fence. The good news for us is: it’s antiquated, inferior in its construction, and hard to handle. The bad news is, it’s cheap. We combat the small price differential by over-servicing our customers—we ad value to the transaction by viewing each project as an opportunity rather than a sale.
In 2015, Tony Zinna started Modu-loc USA to satisfy the underserved temporary fence market in Dallas, TX. Not many people notice a temporary fence but almost every construction site, festival, concert, and event uses a temporary fence to some degree. Until 2015, the chain link fence was the only game in town. Now the game has changed. Since our inception, Modu-loc USA has supplied its green welded wire fence to the Super Bowl, The Byron Nelson golf tournament, The Colonial golf tournament, and The Star in Frisco, to name a few.
The reason for our success isn’t based on the superior product we offer. What sets us apart is the service behind it.” The product will get a customer, but the service will keep a customer”. That’s why we call every single customer after the job is completed. To ensure 100% satisfaction. All of us are proud to be a part of this company. We rally together when it gets busy, and we scramble together if there is a problem, but whatever the business throws at us, we do it together.
Is there a characteristic or quality that you feel is essential to success?
The product itself is very different from anything else on the market, but Our installers are the soul of our business. No matter how cold, hot or wet it is, they are always smiling and attack their jobs with enthusiasm. Our crews care genuinely care about the job they do. Customer focus from top to bottom. At every level.
