Today we’d like to introduce you to Jeremy Smith.
Jeremy, let’s start with your story. We’d love to hear how you got started and how the journey has been so far.
I got my real estate license in 2003 shortly after serving one tour in the US Navy. I was inspired to get into real estate by the father of one of the kids who was on the t-ball team that I coached.
I started off part time and after a little over 1 year I left my full-time job and dedicated all of my time to developing my real estate business. I was very young and inexperienced. When the real estate market crashed in Southern California in 2006, I lost everything. My business failed and I was blessed enough to get a job with a local Class 1 railroad.
I loved being in real estate and vowed to one day return, but do everything differently. I kept up my education requirements and kept my California license valid for the next 9 years.
In 2012 my family of 6 (YES…we have 4 kids!!) relocated to Forth Worth where the railroad’s corporate headquarters are located. I had planned to re-start my business in Texas so this was a very strategic move for us. Shortly after transferring I was promoted to a managerial position which paved the way for me to get my license in Texas. With 12-hour days at the railroad it was definitely a challenge to have any other activities on the days I worked. Thankfully I had several days off in a row and that made up for the long days. In 2015, I became licensed in the state of Texas and immediately began training at our brokerage’s office and business consulting with my broker Tim Nystrom who has been very supportive of our ideas. I knew that I would do things completely differently this time.
My goal was to save up enough money through my commissions to leave the railroad and build my business again. This time was very different. I had more people at home depending on my income and we are a single income household. Failure was not an option!
I decided that in order to make it work I had to have 1.5 years’ worth of my annual salary in the bank to make it a comfortable transition and to minimize the risk. I gave myself 5 years to accomplish this goal. A few months after getting my license, I came across a real estate agent in Arizona (Joshua Smith) who was providing some free webinar training. After watching his webinar, I immediately knew that his strategies and philosophy not only worked well, but fit my personality. I enrolled in his 90 Mastery Boot Camp and devoted every hour not working at the railroad to mastering what he was teaching. I was all in! Over the course of the next 15 months things began to take a dramatic shift in my business. I finished out 2015 with 9 closed sales in 4 months of actively practicing and implementing what I was learning.
2016 was AMAZING! Even with working approx. 50 hours a week at my full-time job my business began to grow at a rapid pace. In July of 2016 I closed 7 transactions and had closed no less than 4 transactions a month since January. My momentum was building. I knew I was at a decision-making point. My 5-year goal was no longer a necessity and I had to decide to either continue to work 100+ hours a week between the two jobs or leave the railroad much earlier than planned and dedicate my time to building my business. By September my decision was easy…I had accomplished in 15 months what I allotted myself 5 years to do. I had the 1.5 years of savings in the bank…It was time to make my move.
On November 2nd 2016 I tendered my resignation to the railroad. Two months shy of 10 years at the company and a lot of people thought I was crazy! At the end of the year, I had accumulated 41 closed transactions which equated to just shy of $250,000 in gross commissions. I made the right move at the right time!
Business grew to the point where I had to get help. I brought my wife on board and we started the team. Since then we have taken time to really develop our business and focus on what we want it to be. We pride ourselves on our service to our clients and to making the buying and selling experience not only successful, but a memorable one.
As of the date of the date of this write up, July 11th, 2017 we have matched our production from last year and plan to close 80 transactions putting us firmly among the best real estate teams in the DFW. Right now, our team consists of myself as the listing and buyer’s agent and my wife Venessa as the transaction coordinator, admin and office manager.
We are looking forward to continuing to grow our business and helping others do the same. We will soon be the #1 producing real estate team in the DFW.
Has it been a smooth road?
Like anything there have definitely been ups and downs. With working a full-time job and building the business my family had to make a lot of sacrifices. Time was limited so they got used to only seeing me in passing as I went off to appointments or typed away on my computer. There were a ton of learning curves, missed opportunities, growing pains and frustration. The good thing… is all of that is what has molded us to be in the position we are today.
So let’s switch gears a bit and go into The Smith Team story. Tell us more about the business.
We are in the business of providing premier real estate services to homeowners and home buyers. How do you think the industry will change over the next decade?
I don’t see much changing in the near future. As far as 5-10 years that is so hard to predict. I would imagine that we will see a leveling off of prices and maybe a cyclical market contraction. But we moved to the DFW area because of it’s resilience. This part of the world is one of the best!
