Meet Angela Branan and Lori Cota of Greenbrook Realty in Allen and McKinney

Today we’d like to introduce you to Angela Branan and Lori Cota.

Angela and Lori, please share your story with us. How did you get to where you are today?
Greenbrook Realty got its start as a sister company to a custom home builder. I (Angela) got my start in real estate in 2004 as a sales agent with a national homebuilder and then switched over to the agent side in 2007 and got my broker’s license in 2009, which was the same year Greenbrook Realty was formed to help the custom builder list and sell its inventory homes. Lori Cota, who was formally a special education teacher, joined the custom building side as a designer but would stage homes on the side. I noticed that every time she would stage something, it looked AMAZING and would sell immediately.

Our wheels started turning and she got her license and our team was born. We quickly discovered that her staging and styling talents along with my real estate background and business knowledge complimented each other extremely well. She left the design side and started doing real estate full time with me in 2012. From then, we have established ourselves as a boutique brokerage that specializes in creating stylish design and on-point visual presentation for every single listing, ensuring that our client’s biggest asset is presented in the most appealing way. We know what homes need to look like to achieve the best results. We also use our construction knowledge to walk buyers through the new construction process with many of the top builders in the metroplex, and have a lot of fun in the process.

We’re always bombarded by how great it is to pursue your passion, etc – but we’ve spoken with enough people to know that it’s not always easy. Overall, would you say things have been easy for you?
You aren’t learning unless you are making mistakes, right?

I would say one of the biggest challenges we have faced is finding our niche in a world where there is a lot of competition. The latest statistic I heard was there are over 30,000 licensed real estate agents in DFW, so finding your place is tough when you are small fish in a big pond. I had always heard that there are riches in niches, so we definitely knew we needed to find our niche to succeed. In the beginning, we had a horrible website, so as soon as we had enough money, we hired a web designer to build a professional looking one. Through the website building process, she asked us a lot of questions which ultimately led us to determining what we were good at and what we liked doing (i.e. our niche). Since then we have had many more discussions on who we are and how do we communicate that to potential clients. We are still very much in the process of developing our brand consistency, but continually strive to take steps in the right direction.

So, as you know, we’re impressed with Greenbrook Realty – tell our readers more, for example what you’re most proud of as a company and what sets you apart from others.
Our tagline is “Real Estate with a Vision” because of our immense construction and design background, we have the vision for what a home needs to look like to net the most amount of money, have the vision to walk you through the new construction process so you end up with the home of your dreams, and have the vision to help buyers with preowned and see all the potential that lies in different homes. We have found that most agents, while good at the business side of real estate, don’t understand or don’t know how to do the visual side as well. With the rise of HGTV, shows like “Fixer Upper” and Pinterest, buyers these days expect homes to be staged, styled, and presented well, both physically and on-line. That is where we come in…at Greenbrook Realty, not only are we experts in buying and selling, we are experts at design and on-point visual presentation.

So, what’s next? Any big plans?
For the immediate future, our goal is to further define and promote our unique real estate brand. We do love working in new construction, so have shifted some of our marketing focus lately to that arena. Walking clients through the new construction process is extremely fun and rewarding to us. We love using our design background to help our clients create and design the home of their dreams but stay within their budget. We know the ins and outs of both the custom and production building side, so can effectively guide our clients through the entire process from the initial negotiations to the final walk-through.

In the future, we’ve talked about growing the brokerage, but are wanting to make sure the right systems are set up to ensure any future agents are successful.
